The area

One name, several waterfronts.

Dubai Marina was master-planned by Emaar from 2003 around a canal of about three kilometres, cut inland from the Gulf. Its 4.9 km² hold some 200 towers, most of them residential, and about 8 km of public walkways.

The Dubai Land Department records the area as Marsa Dubai. Between the canal and the sea lie JBR, built by Dubai Properties, Bluewaters Island by Meraas, and Dubai Harbour with Emaar’s beach peninsula; across Sheikh Zayed Road is JLT, a separate community.

Dubai Marina · the south basin

Marina Mall & Promenade

The Marina’s everyday centre: the mall, Pier 7, the yacht club and Emaar’s first towers, a few minutes on foot from the beach.

Around the south basin stand Dubai Marina Mall, Pier 7 and the Marina Quays towers, the six Marina Promenade towers built by Emaar between 2005 and 2008, Marina Wharf at the canal mouth and the Vida residences above the Dubai Marina Yacht Club, which berths more than 550 yachts.

The tram stops at the Mall, the water bus leaves from Marina Promenade and the Mall, and the JBR beach is about 900 metres away. Emaar’s new Marina Cove and IRTH’s Rove Home are the launches here.

Marina Walk & Park Island

The classic waterfront promenade: cafés on the east bank, Emaar’s towers on both sides, and the newest towers rising on the water.

Marina Walk runs along the east bank past the six Dubai Marina Towers and Marina Terrace; across the water, Park Island’s four Emaar towers hold 556 one- and two-bedroom apartments. Much of the Marina’s resale and rental stock is here.

The new buildings stand on the water’s edge: Emaar’s Marina Shores, LIV Lux and Pelagos, all due in 2026. The Sobha Realty metro station and the Dubai Marina tram stop are a short walk inland.

Marina Gate & the towers

The tallest residential cluster in the city: Cayan’s twist, Princess Tower, Marina 101, and the 517-metre Six Senses on the way.

At the north end of the canal stand the Marina’s landmarks: Cayan Tower (306 m, turning 90 degrees over its height), Princess Tower and Marina 101 (both over 400 m), 23 Marina, Elite Residence, The Torch and the three Marina Gate towers completed by Select Group in 2018.

This is where the biggest projects of the decade are: Six Senses Residences, Franck Muller Aeternitas and Vanguard, Kempinski Marina Residences and, just across Al Sufouh Road in Dubai Media City, DAMAC’s Cavalli Tower.

Forty towers between the Marina and the sand, with The Walk and The Beach at their feet: the address that faces the sea.

Jumeirah Beach Residence was built by Dubai Properties between 2002 and 2010: 40 towers in six clusters, Shams, Amwaj, Rimal, Bahar, Sadaf and Murjan, with 6,917 apartments. The Walk is a 1.7 km strip of shops and restaurants; The Beach adds 70 brands and 45 eateries on the sand.

Prices per square foot are higher than in the Marina behind; rents fell faster over the last year. La Vie and Five Luxe, completed in 2023, and Habtoor Grand Residences, under construction, are the newest buildings.

The island · Ain Dubai

Bluewaters Island

A reclaimed island 400 metres off JBR, with Ain Dubai, the Caesars resorts and the highest prices per square foot in the area.

Meraas opened Bluewaters in November 2018: ten residential buildings with 698 apartments, penthouses and townhouses, handed over in 2019, next to Ain Dubai, the 250-metre observation wheel, and The Wharf. A water taxi links it to Dubai Marina Mall.

On the shore facing it, Meraas is building Bluewaters Bay, two towers of 53 and 44 storeys.

Dubai Harbour · the beach peninsula

Emaar Beachfront

Emaar’s beach peninsula between the Marina and the Palm: 27 towers, 1.5 km of shoreline, most of the area’s new launches.

Launched in 2018, Emaar Beachfront will hold 27 residential towers and about 10,000 homes on a private beach facing Palm Jumeirah (Emaar). Six towers are already completed; Address Residences The Bay and Beachgate are due at the end of 2026, Seapoint in 2028 and The Bristol in 2029.

The superyacht marina · new towers

Dubai Harbour

A superyacht marina and cruise terminal between JBR and the Palm, with Sobha, DAMAC, Arada and the harbour’s own developer building on its beach.

Dubai Harbour covers some 20 million sq ft between JBR and Palm Jumeirah, with a cruise terminal and a large yacht marina; it is now owned by Shamal Holding. Around Emaar Beachfront stand Sobha SeaHaven, DAMAC Bay 1 and 2, W Residences and Dubai Harbour Residences, all under construction.

A 1.5 km bridge from Sheikh Zayed Road, built by RTA with Shamal Holding, is meant to cut the drive in from 12 minutes to three; it was 65 % complete in January 2026.

Across Sheikh Zayed Road · not part of the Marina

JLT, next door

Jumeirah Lake Towers is a separate community across Sheikh Zayed Road: 80 towers on three lakes, and the lower-priced alternative next door.

JLT belongs to the DMCC free zone: 80 towers in 26 clusters around three lakes on 1.8 km². Portals index it separately from Dubai Marina, but both metro stations, Sobha Realty and DMCC, sit on the line between the two, and many buyers compare them.

Daily life

The beach, the water, the Walk.

Most daily life happens on foot along the water: the promenade, the Mall, the beach and the Walk are all within a few minutes of each other.

A public sand beach runs the length of JBR, about 900 m from Dubai Marina Mall, with The Beach’s 70 brands and 45 eateries behind it.

The Walk and the Mall

The Walk at JBR, 1.7 km of cafés and shops, and Dubai Marina Mall with 117 shops, a Waitrose and a Dolby cinema.

On the water

The Dubai Marina Yacht Club berths more than 550 yachts; water taxis and ferries run to Bluewaters and the Palm, and a running loop follows the promenade.

Getting around

Metro, tram, water bus.

The Marina is on the Red Line and on the tram loop, and RTA water buses run along its canal. By road, Sheikh Zayed Road is minutes away; distances below are free-flow, without traffic.

Living in the Marina, explained.

Many families live here for the beach, the promenade and the transport, mostly in two- and three-bedroom apartments. There are nurseries in the Marina, but schools are a 2 to 5 km drive away in the Meadows, Emirates Hills, Al Sufouh and Al Barsha.

Bayut’s H1 2026 report gives average yearly rents of AED 103,000 for a one-bedroom, AED 157,000 for a two-bedroom and AED 249,000 for a three-bedroom apartment in the Marina. Rents per square foot fell about 9 % over the twelve months to August 2026.

They are set per building and approved by RERA; secondary sources put Dubai Marina towers at roughly AED 15 to 22 per sq ft a year. Always check the building’s own figure in the Dubai Land Department’s Service Charge Index (Mollak) before buying.

Yes, with a holiday-home permit from Dubai’s Department of Economy and Tourism, required for any stay under six months, and the building’s approval where it applies. Many owners use a licensed operator.
