A canal, then a city.

Emaar dug a three-kilometre canal inland from the Gulf in the early 2000s and lined it with towers. Two decades later Dubai Marina is one of the most traded places in the city, with the beach at JBR on one side and a new harbour and beach peninsula growing on the other.

On the coast in the south-west of Dubai, between Sheikh Zayed Road and the Gulf, next to Palm Jumeirah and about 20 km by road from Downtown. The Marina itself is the canal and its towers; JBR, Bluewaters and Dubai Harbour line the sea in front of it, and JLT is across Sheikh Zayed Road.

Yes. The Red Line stops at Sobha Realty (formerly Dubai Marina) and DMCC (formerly Jumeirah Lakes Towers), on Sheikh Zayed Road. The Dubai Tram, opened in 2014, loops through the Marina and JBR and connects to both, and RTA water buses and ferries run from Dubai Marina Mall.

Yes. Dubai Marina is one of the areas opened to non-UAE nationals for freehold ownership by Regulation No. 3 of 2006, and JBR, Bluewaters and Emaar Beachfront are sold freehold to foreign buyers. Our buyer’s guide explains the steps and the costs.

JBR is a separate development by Dubai Properties, on the beach in front of the Marina, but most people treat them as one neighbourhood. Prices and rents differ, so we show them apart.
